ECONOMIC DEVELOPMENT ACTIVITY - Over the last three months we have seen a pick-up in activity from companies looking to locate in Pickaway County and companies wanting to expand their operations. This is a good sign that locally we are slowly coming out of the recession.

Major Projects in Pickaway County

Rickenbacker Intermodal Terminal

  • The facility is owned and operated by Norfolk Southern Rail Road (NS).
  • This truck-to-train, train-to-truck facility opened March 3, 2008.
  • NS estimates they will handle 250,000 lifts of containers in the first year of operation and up to 400,000 lifts at full capacity.
  • The facility provides a direct link to international markets through the Port of Norfolk, VA via the Heartland Corridor.

 Rickenbacker Global Logistics Park

  • Location: Harrison and Madison Township in the northeast corner of Pickaway County. The park extends into Franklin County to the North.
  • Acreage: 610
  • Owner: Columbus Regional Airport Authority
  • Developer: Duke Realty
  • Potential for 20,000 jobs over the next 15-20 years
  • Park is being planned in correlation with the Rickenbaker Intermodal Terminal.
  • Sewer and Water is available on site. Rickenbacker Parkway provides access to Alum Creek and I-270.

Pickaway East-West Connector

  • Transportation study was completed in the fall of 2009.
  • P3 secured $2MM in earmarks for Right-of-Way acquisition.
  • Connector will link the Norfolk Southern Intermodal Terminal to US 23 to the west. 
  • Will alleviate existing commercial traffic congestion and create a road netwok to handle growth at Rickenbacker for the 20-30 years.
  • Improved Connector would help to create additional opportunities for industrial growth in northern Pickaway County.
  • The Connector could be expanded to I-71, a stretch of roughly 10 miles.

DuPont

  • Company located south of Circleville on US 23 is investing $175 million to expand production of Tedlar film.
  • Expansion will provide 230 temporary construction jobs and retain 444 jobs with the creation of 70 new jobs.
  • Tedlar critical component of long-term durability and performance of solar panels.
  • Production scheduled to start in the fall of 2011.

Former Thomson Facility

  • P3 awarded a $3.5 million Job Ready Site grant in July 2010 for what will be called the Pickaway Progress Park.
  • Grant dollars will fund roadways, sewer and water on the site.
  • Location: Frontage on US 23, south of the City of Circleville approximately 1 mile.
  • All utilities in place
  • Acreage: 223
  • Thomson has torn down the former manufacturing facility leaving a 167,000 SF warehouse/manufacturing facility and 10,000 SF class-A office space.
  • Property is being marketed through Ohio Realty Advisors.
  • Potential mixed-use development; industrial, retail and residential.

Berger Health System North Campus

  • Location: Frontage on US 23, north of South Bloomfield/Ashville, north of SR 752, south of Weigand Rd.
  • Acreage: 150
  • Berger has announced that Pizzuti Solutions will be the master developer of the property.
  • This a mixed used project where Berger will build a hospital in 5-10 years on the back half of the property and work with Pizzuti to fill the front half of the property with a mix of retail, commercial and medical offices. 

 Former Jefferson Smurfit Site

  • Location:  22 acres located on the east-side of US 23and 200+acres on the west-side of US 23.
  • P3 secured $750,000 Clean Ohio Assistance Fund for environmental clean up.
  • Clean up complete and demolition commenced in mid April 2011 to develop a Job Read Site.
  • Property is owned by CircleGreen, LLC a subsidiary of Green Investment Group.
